Anti-Money Laundering (AML): As a real estate company, we are subject to COAF (Conselho de Controle de Atividades Financeiras) reporting obligations under Law No. 9,613/1998. This requires us to collect and verify buyer identity, source of funds, and transaction details for all property sales above regulatory thresholds. This data collection is a legal obligation and cannot be waived or modified.
Property Transactions: To facilitate the sale and purchase of properties from our own portfolio, prepare sales contracts (Escritura Pública), coordinate cartório (notary) registry, manage payment processing, and execute property transfer documentation.
Due Diligence & Compliance: To perform buyer identification and verification, conduct AML screening, verify source of funds, and comply with COAF reporting obligations for qualifying transactions.
Financial Arrangements: To coordinate property financing with banks and financial institutions when applicable, process credit assessments, and manage installment payment plans offered directly by us.

COAF: Transaction and buyer identification data reported as required by anti-money laundering regulations for qualifying real estate transactions.
Financial Institutions: Buyer financial data shared with banks for mortgage/financing processing, only with your explicit authorization and limited to the specific financing transaction.
Tax Authorities: ITBI (property transfer tax) documentation submitted to municipal authorities. Nota Fiscal data transmitted to SEFAZ.
Legal Advisors: Attorneys and notaries involved in transaction preparation and closing, bound by professional confidentiality obligations.

Financial documentation (income proof, bank statements) is shared exclusively with institutions directly involved in your specific transaction and only with your prior authorization. We never share buyer financial data with other buyers, competitors, or any unauthorized party. All cartório submissions follow the minimum data requirements established by Brazilian registry law.
Property transaction records: Minimum 20 years from transaction date (civil liability for real estate defects and eviction warranty under Brazilian Civil Code). AML/COAF documentation: Minimum 10 years from transaction date (Law No. 9,613/1998). Financial/income documentation: Deleted within 90 days of transaction completion or inquiry withdrawal (whichever applies), unless required for ongoing AML retention. Property inquiry data: 2 years from last contact unless transaction proceeds. Investment partnership records: Duration of partnership plus 10 years. Marketing consent: Until withdrawn. Website analytics: Maximum 26 months in aggregated form.
Confirmation & Access: Confirm whether we process your data and access a copy, including transaction records and property documentation.
Correction: Request correction of incomplete, inaccurate, or outdated personal data. Cartório-registered documents follow official amendment procedures.
Anonymization, Blocking, or Deletion: Request anonymization, blocking, or deletion of non-essential data. Transaction records and AML documentation are subject to mandatory long-term retention and cannot be deleted during the retention period.
